Mabuhay. Welcome home.
A home in the Philippines is a real possibility. A condo for the family in Manila, or a house with land and a view of the sea. We help buyers in Europe find out whether it fits their plans, with honest research and a source behind every number.
Two ways home
A home back home
For Filipinos building a life in Europe. A condo for the family or your own house and lot, with monthly amortization from about ₱30,000 (ALISI, 2026) and financing at local rates through BPI or BDO when you apply as a Filipino national. Arranged from Europe, without flying back. For the family, for retirement, or for the day you go home for good.
Explore homes and financingSpace to live, room to grow
For buyers who want more than a skyline: a house and lot near Cebu or Davao, or a condo as a city base. For retirement, for family, or as a considered long-term purchase. Research comes first, at your pace. The selling can wait.

Why buyers start here
Answers you can check
Financing from abroad, ownership rules, taxes on both sides of the journey. Every guide names its sources, so nothing has to be taken on faith.
Homework before handshakes
First find out whether Philippine property fits your situation at all. No phone funnel, no pressure. When you are ready, we connect you with Ayala Land, and they do take calls.
Open about how we earn
Ayala Land pays us a commission on closed sales. Buyers never pay us anything. The full model is published, one click away.
How we earn, in plain words
Mabuhay Property is an ALISI-accredited marketing partner of Ayala Land. When a buyer we refer closes a purchase, we receive a commission from Ayala Land. You never pay us. We publish this because a recommendation you cannot audit is worth less than one you can.
Who you would actually be buying from
Ayala Land is the property arm of Ayala Corporation, founded in 1834 and one of the oldest companies in Southeast Asia. Ayala Land has been building and managing Philippine residential projects since 1988 and is listed on the Philippine Stock Exchange (Ayala Land, 2026). Financing is available through its bank partners.
