We are an accredited marketing partner of Ayala Land International Sales (ALISI), and we keep that relationship personal. We know our contacts there by name. We validated the sales representatives on quality before referring a single buyer to them. And we meet in person on a regular basis to go through current inventory and the state of the collaboration.

That matters for one simple reason: when your request leaves our hands, it goes to people we have sat across the table from, not into a queue.

Small on purpose

Mabuhay Property is founder-run from the Netherlands. No sales team, no call center: one accountable operation that reads every message and answers in writing.

The connection to the Philippines is not a business plan that came out of a spreadsheet. The founder shares his life with a Filipina partner and spends time in the Philippines year after year. The country is family first, market second.

Trust here does not come from a familiar face but from work you can check. Every guide names its sources, every number carries a date, and what we do not know, we say out loud.

Homework before handshakes

We are a research partner, not a sales office. The guides, location pages, and comparisons on this site are free to use and exist to help you decide whether Philippine property fits your situation at all. Read them at your own pace. There is no phone number here and nobody will call you uninvited.

When you are ready, you tell us so through the information form. Serious interest goes to our contact at ALISI, who handles everything from that point: project details, reservations, financing, and yes, phone calls, if you prefer to talk.

And the honest part: when a buyer we refer closes a purchase, Ayala Land pays us a commission. You never pay us anything. We would rather tell you this on page one than have you discover it on page nine. The full model is on our transparency page.

Mabuhay is the Filipino word of welcome. But its root, buhay, means life. So mabuhay is more than hello. It is closer to: live, and live well.

That is why our logo is a gate. A gate that stands open and lets you in.

You walk in between the leaves of the coconut palm. In the Philippines that tree is called the tree of life: it gives food, water, shade, and shelter. One tree, a whole life.

The Philippines is called the Pearl of the Orient Seas. A pearl grows slowly, quietly, inside the shell. That is how we look at buying a home there: something valuable that takes time. Not a gamble, and never a promised return.

We open the door. Whether to step through it, and when, is entirely up to you.
