About this project

Overview

Crescela Nuvali is a pre-selling house-and-lot community by Avida Land inside the Nuvali masterplanned estate in Calamba City, Laguna. It is Avida's 11th project within Nuvali and the developer's 4th Estates-type project. Spread across 13.5 hectares, the community offers lot-only units and house-and-lot packages with Avida's Next-Generation Erin and Solea house models, along with a strong focus on sustainability - eco yards, solar streetlights, and renewable energy features are all part of the design brief.

About Crescela Nuvali

The name Crescela draws from "cresce," the Latin word meaning "to grow" - reflecting the project's value proposition of an elevated living experience that enriches daily life, not merely an upgraded address.

Crescela Nuvali is located within two barangays - Laguerta and Hornalan - in Calamba City, Laguna, in the southern portion of the Nuvali estate. Total land area is 13.5 hectares, with 7.3 hectares of saleable area, 0.87 hectares of parks and playgrounds, and 401 total residential units: 281 lot-only and 120 house-and-lot. Sector 1 has been released with 120 units (100 lot-only, 20 house-and-lot comprising 12 Erin and 8 Solea units).

The project is registered with DHSUD under LTS No. 0003187.

Avida's Next-Generation house models at Crescela reflect a modern minimalist design philosophy:

Erin - floor area of 95 sqm on a minimum lot of 158 sqm, with an efficient three-bedroom layout and generous window provision for natural light and ventilation.

Solea - floor area of 110 sqm on a minimum lot of 176 sqm, providing more living space within the same clean-line design language.

Both models use basic structural forms, neutral colour palettes, and layouts designed to eliminate wasted space. The maximum building height for all properties is 9 metres.

Location and Connectivity

Nuvali is a 2,290-hectare Ayala Land mixed-use estate straddling the cities of Sta. Rosa, Cabuyao, and Calamba in Laguna. The estate sits along the South Luzon Expressway (SLEX), giving residents direct highway access to Metro Manila - approximately 40-50 km away - as well as Tagaytay to the south.

Crescela Nuvali is in the southern portion of the Nuvali estate under Calamba City. Calamba is home to several universities, hospitals, and commercial centres, and the broader Nuvali estate already hosts over 100 merchant partners, a hospital with 100 beds, 7,000 jobs within the estate, and recreational facilities including lake activities and scenic park areas.

Nuvali has 10 residential projects and more than 6,500 homes turned over to date within the estate, giving Crescela buyers an established community to join rather than a greenfield site.
