You are a Filipino national or dual citizen living and working in Europe. Perhaps in healthcare or IT, perhaps in another skilled profession. One practical note on financing. When you apply as a Filipino national, the local Filipino interest rate rather than a foreign-buyer rate can be available through Ayala Land's partner banks (BPI, BDO), and you choose the bank (ALISI, June 2026). How we earn. We earn a commission when a buyer we refer closes a purchase with Ayala Land. You never pay us. We publish this because a recommendation you cannot audit is worth less than one you can. The full model is on our about page.
What we do not do
Our limits, stated plainly.
We do not sell the property. ALISI does, as the accredited international sales channel of Ayala Land. We never imply we are Ayala Land.
We do not handle buyer contact or correspondence. After you submit the form, Ayala Land speaks with you directly. We are not part of that conversation.
We do not run the loan application. That happens with Pag-IBIG or with one of Ayala Land's partner banks, such as BPI or BDO, and you choose the bank that fits your situation.
We do not give legal, tax, or financial advice. We are a research publisher, not an advisor. For those questions, consult a qualified professional.

- Why is there no phone number
Because we are a research site and a lead router, not a sales office. The people who can actually answer your project questions are at Ayala Land, and they will call you if you ask for a call in the form.
- Do I need to pay you anything
No, never. Our guides are free to read, and forwarding your inquiry to ALISI costs you nothing. Our commission comes from Ayala Land when a buyer we refer closes a purchase. You never pay us.
- Do you also help non-Filipino buyers

- Can I switch projects after we start
Yes. Nothing is fixed until you sign a reservation agreement with the developer. If your preference shifts, tell your ALISI contact directly; they handle your file from the moment the form is forwarded.
- What if I am not sure what I want yet
Then the guides are a better starting point. The form asks for intent and property type because ALISI needs both. If you cannot answer those two yet, read first and decide later. The guides stay here.
