About this project

Overview

Vertis Residences is Ayala Land's flagship condominium address in Vertis North, managed and marketed by Alveo Land Corp. The 48-floor tower in North Triangle, Quezon City is the most premium residential development to date within the Vertis North estate - which already includes Alveo projects High Park and Orean Place. It introduces the first full-floor dedicated amenity deck in any Alveo project, and is the first in the portfolio to feature engineered wood flooring across both the living and bedroom areas.

About Vertis Residences

Vertis Residences was designed by Aidea Inc. - consistently ranked among the top architectural firms in the Philippines - with landscape design by Inspira Design Core Inc. and common area interiors by PXP Design Workshop Co. Structural engineering is by SY^2 + Associates; mechanical, electrical, fire, sanitary, and plumbing design by Meinhardt Philippines; and property management by Ayala Property Management Corp. (APMC). The project developer is Ayala Land, Inc., with Alveo Land Corp. as project manager. DHSUD LTS No. 0001218.

The tower makes a point of distinguishing itself from earlier Alveo residential projects. Key differentiators include:

  • Engineered wood flooring in all living, dining, and bedroom areas (rather than only bedrooms)
  • Higher residential floor-to-floor height compared to earlier Alveo projects
  • 44% glass ratio (vs. competition at 33%), achieved through a high-glass facade with double-glazed insulated glass units (IGU) and linear panoramic windows on corner units

Other unit deliverables include a complete kitchen system (range hood, countertop, cabinets, and sink), complete toilet fixtures including shower enclosure for primary bathrooms (with a door for primary bathrooms and a fixed half-enclosure for common bathrooms), bedroom closets, fire detection and alarm system, audio guest annunciator, and provisions for telephone lines, CATV, and fiber-to-the-home.

Vertis North is a 29-hectare mixed-use Ayala Land estate in the North Triangle area of Quezon City, bounded by EDSA, North Avenue, and Agham Road. It is one of Metro Manila's most active northern urban centers, housing corporate towers, two hotels, an Ayala mall, parks, and several residential towers.
