About Orchard Vistas
Anvaya Cove is one of the few Ayala Land Premier residential addresses in the Philippines set within a beach and nature estate. The estate occupies a coastal site in Morong, Bataan, within the Subic Bay area, and is a joint venture between Ayala Land and SUDECO, reflecting the strategic importance of the Subic Bay freeport zone as a long-term growth corridor north of Metro Manila.
Orchard Vistas is the latest residential lot release within the estate. The 16.78-hectare gross development area is divided into two clusters, designated S2B (South Grove) and S3 (Hillside) on the site plan. The lot classifications reflect each plot's relationship to the landscape: Vantage lots occupy the highest elevation points within the neighborhood with views of the sea and mountain; Woodland lots are enveloped by clusters of trees and face a courtyard; Verdure lots front a green space; and Standard lots are the conventional neighborhood offer.
Elevations within Orchard Vistas range from 2 meters AMSL at the lowest point to 26 meters AMSL at the highest point, giving Vantage-class lots their distinctive outlook.
Location and connectivity
Morong is located in Bataan province, on the western side of Central Luzon, within the Subic Bay Metropolitan Authority (SBMA) zone. The primary road access to Anvaya Cove is via the SBMA-Morong Road, with additional approach routes through the Argonaut Highway, Corregidor Road, Maritan Highway, and SCTEX/NLEX from Metro Manila. Clark International Airport and the future New Manila International Airport (NMIA) are accessible from the north via SCTEX.
Ongoing and planned infrastructure projects in the region include the NLEX-SLEX Connector Road (fully operational since December 2024), the Malolos-Clark Railway Project, and the Bataan-Cavite Interlink Bridge, a 32-kilometer sea crossing that would dramatically cut travel time between Bataan and the Cavite corridor. The Subic Freeport Expressway (SFEX) expansion also forms part of the regional infrastructure picture.
