About this project

Overview

Astela Towers is Alveo Land's residential development within Circuit Makati, a 21-hectare mixed-use district by Ayala Land in Makati City. Tower 1 rises 35 floors (including roof deck) and contains 409 residential units and 11 commercial units. The building sits at Gallery Drive corner Symphony Drive - two streets named after the arts and culture programming of the estate - directly in front of Circuit Lane, Makati's emerging creative hub.

About Astela Towers

The name Astela is derived from "aster" (Greek for star) combined with "stellar," expressing an environment where contemporary living takes the spotlight. The brochure positions the project as a residential community illuminated by arts, culture, and entertainment in the surrounding estate.

Tower 1 was designed by PRSP Architects, with structural engineering by SY^2 + Associates, interior-designed common areas by Design HQ (Hirayama + Quesada), and mechanical systems by DCCD Engineering Corporation. Project management and general contracting is handled by Makati Development Corp. (MDC), Ayala Land's own construction arm. Property management will be by Ayala Property Management Corp. (APMC). The DHSUD provisional LTS number is 218.

Unit finishes include porcelain tiles (600x600mm) in living, dining, and kitchen areas; laminated wood flooring in bedrooms for one-bedroom units and above; and 300x600mm porcelain tiles on bathroom floors and walls. Solid-surface kitchen countertops and granite master bathroom counters are standard, along with laminated wood kitchen cabinets and closets. Partial glass balcony railings are provided. Each unit includes provisions for split-type air conditioning, telephone lines, CATV, fiber-to-the-home, and a multi-point water heater stub-out (except in the maid's bathroom).

The project owner is The Philippine Racing Club, Inc., with Alveo Land Corp. as developer.

Location and connectivity

Circuit Makati is located 1.5 km north of the Makati Central Business District (CBD), bounded by A.P. Reyes Avenue, Hippodromo Street, South Avenue, J.P. Rizal, Ayala Avenue, and Kalayaan Avenue. The estate blends residential, office, retail, and arts programming in a single urban district.
