Sereneo is Alveo Land's sixth residential community within Nuvali, Ayala Land's landmark 2,400-hectare eco-city spanning the cities of Sta. Rosa, Cabuyao, and Calamba in Laguna. The 41-hectare neighborhood offers pre-selling residential lots centered on a 3.1-hectare Central Park, designed around walkability, green open spaces, and a calm, family-oriented atmosphere.

About Sereneo Nuvali

The name Sereneo is derived from "Serene" and "Neo" (meaning new), capturing the project's intent: a refreshed, modern approach to residential living within a well-established Ayala Land estate. The community is developed by Vesta Property Holdings, Inc. and exclusively marketed by Alveo Land Corp.

Sereneo's masterplan is organized around a 3.1-hectare Central Park that forms the heart of the community. Pocket parks and linear parks radiate outward, ensuring every lot is within a 200-meter radius of green space. Road widths are generous: the main entrance is 40 meters RROW, the main spine road 16.5 meters, and local roads 10.1-13.2 meters. Underground utilities run along the main spine road for a cleaner streetscape.

The architectural theme is Modern Contemporary, with a maximum building height of 10 meters and setbacks of 3 meters fronting streets or parks. Open spaces account for 18 of the 41 total hectares, including 5 hectares of parks.

Phase 1 spans 28 hectares and covers 415 lots at a density of 17 lots per hectare.

Nuvali sits within Brgy. Canlubang, Calamba City, Laguna, with excellent access to Metro Manila and key South Luzon destinations. The estate is reachable via the South Luzon Expressway (SLEX) and the Cavite-Laguna Expressway (CALAX). From Sereneo:

    Can a foreigner buy a lot at Sereneo Nuvali?

    Foreigners generally cannot own Philippine land in their own name. This applies to lots at Sereneo and all other Alveo land projects. Filipino citizens and dual citizens (including balikbayans who have re-acquired Philippine citizenship) can own land outright. If you are a foreign national, you may consider ownership through a Filipino spouse or eligible corporate structure, but you should obtain independent legal advice first.     What is the difference between Classic, Parkfront, and Central Park Prime lots?

    Classic lots are positioned along the community's local roads and offer a range of 263-472 sqm. Parkfront lots (279-659 sqm) face linear parks and open spaces. Central Park Prime lots (348-671 sqm) are a limited selection of larger lots fronting the 3.1-hectare Central Park, with the amenity core within walking distance.

    When is the turnover date?

    The project completion date stated on the DHSUD license is 31 March 2028 (Q1 2028). Confirm the current construction status with us.

    What is the architectural theme and what building rules apply?

    The architectural theme is Modern Contemporary. The maximum building height is 10 meters measured from the highest lot corner to the apex of the roof. Setbacks are 3 meters fronting a street or park, and 2 meters on sides not facing a street or park. Fence height is 1.8 meters fronting a street or park, and 2 meters elsewhere.
