Crescent Grove is a new Ayala Land Premier residential lot community within the Vermosa estate in Imus, Cavite. Positioned as a wellness-focused enclave along Daang Hari Road, it is the latest ALP lot offering in one of the fastest-growing mixed-use estates south of Metro Manila. About Crescent Grove
Crescent Grove takes its design direction from the natural contours of its site within the 141-hectare Vermosa estate. The project brief describes a wellness-focused enclave where open, flowing spaces encourage balance, connection, and an active lifestyle. The overall village will deliver 1,053 lots across four phases at a density of 8 lots per hectare. Phase 1, Tranche 1 releases 120 lots across 15 hectares, with elevations between 35 and 60 meters AMSL.
The village clubhouse, designed by Royal Pineda, spans approximately 4,500 sqm and is sited at the center of the community. Its scale and architectural pedigree signal the premium positioning of the project within the Vermosa masterplan.
Location and connectivity
Vermosa sits along Daang Hari Road in Imus, Cavite, within the broader growth corridor between Dasmariñas and Imus City. The estate is accessible from Metro Manila via the Muntinlupa-Cavite Expressway (MCX) and SLEX, with future connectivity improvements through CALAX. Approximate distances from key points include: 15 km from Alabang, approximately 34 to 36 km from Makati and BGC (around 46 minutes under normal traffic), and 28 km from NAIA.
Crescent Grove residents will share the Vermosa estate with a wide range of existing and upcoming destinations: Ayala Malls Vermosa (fully operational since November 2023, approximately 43,000 sqm GLA), the Ayala Vermosa Sports Hub (8 hectares, with an IAAF-certified 400m track oval, FINA-standard 50m pool, and FIFA-certified football field), De La Salle Zobel Vermosa campus, Landers Vermosa (operational since April 2025), and a planned transport terminal. The LRT-1 Cavite Extension Phase 1 was inaugurated in November 2024, improving rail access to the corridor.
