Avida Towers Ardane is a two-tower residential condominium in South Park District, located along National Road in Alabang, Muntinlupa City. Tower 1 comprises 957 residential units across 29 residential floors, with 7 retail units and 271 residential parking slots. The project was launched in 2019 as part of Avida Land's first masterplanned mixed-use estate.

About Avida Towers Ardane

South Park District is described in the brochure as Avida Land's first masterplanned, mixed-use development - an estate that brings residential towers, commercial space, and an Ayala Mall together on a single site in Alabang. Avida Towers Ardane (comprising Cluster 2 of the estate) was launched in 2019, building on the success of Avida Towers Altura (Cluster 1, launched 2012), which reached turnover in 2017-2018 and whose units had appreciated by 86% per sqm since first launch, according to the 2019 brochure.

Ardane is positioned toward practical, value-conscious buyers in the 25-49 age bracket, middle management and licensed professionals, including upgraders from Laguna, Cavite, Muntinlupa, and Las Pinas who want to be closer to Alabang's growing commercial and office district without leaving the urban south. The brochure buyer profile also shows strong investor intent - 79% of buyers cited leasing as a purchase reason, with 50% treating it as a primary home and 30% as a vacation home.

The development sits on a 6,829 sqm land area within the larger 66,158 sqm South Park District. It faces toward Laguna de Bay on one axis and the Alabang and Manila/Makati skylines on others.

Building features follow Avida's standard specification: four elevators per tower, emergency power, CCTV in common areas, fire protection and alarm systems, and mailboxes per unit. Sustainability features include water-efficient fixtures, sensor-controlled lighting, LED lighting, rainwater harvesting, and low solar heat gain glass windows. Units come pre-wired for telephone, cable TV, and internet.

Location and connectivity

South Park District sits on National Road in Brgy. Alabang, Muntinlupa City - in the southern Metro Manila submarket commonly referred to as Alabang. Key connectivity points from the site include:

  • SLEX - accessible via the Alabang and Filinvest exits
  • Commuter buses - Alabang Bus Terminal connecting upper Metro Manila and Batangas is approximately 400 m away at Star Mall
  • Jeepney routes along National Road connect toward Laguna and the Alabang commercial core
  • Alabang PNR Station connects Manila to Laguna via rail
  • P2P buses to and from Makati Glorietta and NAIA

The Studio and Junior 1-Bedroom share the same total floor area (23.3 sqm) but differ in internal layout - the Junior 1-Bedroom has a separated bedroom of approximately 7.7 sqm. The 1-Bedroom with Balcony offers a larger footprint with a separated bedroom of approximately 11.3 sqm and balcony access.
