Overview

Patio Madrigal is the first Ayala Land residential development on Roxas Boulevard, Pasay City. Developed by Avida Land Corp. for Coko Realty Corporation, this two-tower project occupies approximately 6,222 sqm along the Roxas Boulevard service road. Tower 1 - the residential tower - targets completion in June 2027 and buyer turnover in December 2027.

About Patio Madrigal

What makes Patio Madrigal distinctive within Avida Land's portfolio is its address: Roxas Boulevard - formerly known as Dewey Boulevard - is one of Metro Manila's most iconic streets, fronting Manila Bay and home to embassies, heritage hotels, cultural institutions, and the Cultural Center of the Philippines complex. No Ayala residential development had previously carried a Roxas Boulevard address.

Tower 1 holds 595 residential units across 14 residential floors and 4 parking levels. Every unit includes a balcony - a feature that applies across all unit types, from Studio to 1-Bedroom. The project is registered with DHSUD under LTS No. 186 (Tower 1), NCR AA-2021/10-2985.

Tower 2 (future development) is planned for office and retail use, with an additional 18 office units and 11 retail units across 3 floors. Phase 2 amenities - the adult and kiddie pools, children's play area, indoor gym, and second viewing deck - will be delivered upon Tower 2 completion. Phase 1 amenities (clubhouse, garden lounge, viewing deck, and landscaped areas) are delivered with Tower 1.

Property management is handled by Ayala Property Management Corporation. Avida's leasing services team can assist with renting units after turnover.

Location and Connectivity

Roxas Boulevard in Pasay City is a major coastal thoroughfare connecting Manila, Pasay, and Paranaque. It provides access to NAIA terminals 1 through 4 (international and domestic), the NAIA Expressway / Skyway, and EDSA. Public transport links include LRT-1 (EDSA station), MRT-3 (Taft Station), PNR (Buendia Station), Bus terminals, and the Paranaque Integrated Terminal Exchange (PITX).

The surrounding area puts residents within reach of the Embassy of Japan (0.122 km), the US Embassy, San Juan de Dios Hospital (0.274 km), Ayala Malls Manila Bay (2.04 km), the Cultural Center of the Philippines Complex (2.01 km), and the Manila Bay Baywalk (2.54 km).
